The BEDEC Preventive Maintenance Bank 2024-07 has been updated, accessible here.

BEDEC Maintenance , with more than 25 years of experience in maintenance (preventive, conductive and substitute) in the construction sector, is an online database that can be accessed from anywhere with an internet connection. It is updated periodically and has maintenance elements with its operations, specifications for the contracting of preventive maintenance and the user manual for each building subsystem.

It takes into account both residential use building, public use building, urban spaces and industrial building. It groups the structured information of the operations with summary, description, type of maintenance, periodicity, responsible (OCA, Specialized company, Contractor, Technician, User) and with their price justification.

The base can be used by the GMAO TCQi-MNT of the ITeC, as well as with other leading GMAOs in the construction sector in Spain through a connection API.

The operations of the maintenance elements have been updated according to the publication of new regulations that repeal the previous ones, their prices and the specifications for the contracting of preventive maintenance. Specifically, the impact of the modifications, according to the publication of the following regulations:

• Royal Decree 487/2022 , of June 21, establishing the health requirements for the prevention and control of legionellosis.
• Royal Decree 355/2024 , of April 2, approving the Complementary Technical Instruction ITC AEM 1 “Lifts”, which regulates the commissioning, modification, maintenance and inspection of lifts, as well as the increase in safety of the existing elevator park.

It also includes the creation/revision of various maintenance elements that are part of the interior linings of prefabricated modules, within chapter 81- INTERIOR LININGS.

As a significant innovation, it incorporates the Territorial Scope, the regulations of the autonomous community of Madrid, which is added to those already existing in Spain and the autonomous community of Catalonia.
