Pilot test to renovate a public school building aimed to near zero energy consumption

Based on the results of a blower door test, the analysis will look for the best way to correct the building deficiencies of the school and reduce its energy demand according to Passivhaus criteria. The renovation also includes adding sensors in the school's electrical system that will provide data to evaluate the performance of the revamped facility, detect abnormal consumption and delve deeper into the consumption patterns of the building.

In the case of buildings operated through a concession agreement where construction and maintenance work must be done throughout the contractual term, ITeC carries out replacement studies at the initiative either of the owner or the concessionaire. These studies include a verification of the inventory (correspondence between the elements described in the documentation and the reality of the building) and an identification of the elements that will reach the end of their lifespan, making sure that they are included in the replacement maintenance schedule and also documented accordingly in the concession contract.

ESPREH: Tool for previewing the energy gains when renovating residential buildings

ESPREH is a free calculation tool (online and offline) that provides an initial quantification of the main parameters for energy renovation: demand reduction and reduction of non-renewable primary energy according to EN-ISO 52016, plus a budget of the renovation cost. Landlords, property managers and technicians can use it for quickly assessing different renovation scenarios and identify which ones meet the requirements of the Next Generation EU grants, and the subsidy amount that they can aspire to.

Impact of the Spanish Structural Code on public infrastructure maintenance contracts

At the end of 2021, the Spanish Structural Code came into force, regulating concrete, steel and composite structures, both for buildings and civil works. One of the main novelties with respect to the existing codes is the regulation of the systems for protection, repair and reinforcement, and also the management of structures after their execution and throughout their lifespan. A public administration that has road and urban infrastructure under its responsibility has requested advice from ITeC to find out how the new Code affects its maintenance contracts.

Documentary, budgetary and legal compliance control of a project for adding an extra storey to a public building

A city council has commissioned a project to renovate and enlarge a municipal building, an operation that includes the addition of a new storey. Considering the complexity of the project, the council has requested a revision of the documentation supplied by the designer, with the purpose of identifying gaps or inconsistencies in the bill of materials, the budget and in the provisions for health and safety, waste management, quality control and environmental issues. When all faults have been fixed, then the project will be considered final and its construction will be put out to tender.
